Members are reminded to be aware of the expiry date of their HMO licence. Missing your renewal date will almost certainly result in your application for renewal being treated as a NEW licence application rather than a renewal, even if you have a CLUD. New applications will be refused under the overprovision rules in most cases.
Attend to your application several months in advance and monitor your agent if they are doing it for you. All too frequently we see landlords lose their license because they failed to apply for renewal before the expiry date .
After applying for your licence you should check the status of your application weekly on the NIHMO portal, as this is often not updated after you’ve uploaded any additional requested files. Alternatively ask for confirmation by email from NIHMO that they have received them.
